Coating Concrete That Lives Outside
Patio and pool deck coatings face the hardest conditions of any floor we work on: full sun, standing rain, pool chemicals, bare wet feet and a slab that sits directly on damp ground. A garage system moved outdoors often fails. The coating has to be UV-stable, textured for grip, and able to tolerate moisture under and on top of it.
Why plain epoxy is the wrong choice outside
Epoxy is rated poor for UV stability and yellows in sunlight; manufacturer ArmorThane's pool deck guide says UV-driven yellowing and fading can show on epoxy systems within two to three years. Angi also notes solvent-based epoxy on a pool deck can take up to a week to cure, a long time to keep a pool area closed. Outdoors we use UV-stable systems such as polyaspartic or aliphatic polyurea topcoats, acrylic spray textures, or decorative overlays, depending on the slab.
Heat underfoot
Light colors matter as much as the coating. Dark decks get painfully hot in a South Florida afternoon. ArmorThane advises avoiding dark colors in full sun, and HomeGuide notes Kool Deck-type finishes help lower surface temperatures. We bring light sample colors and suggest testing them in your own sun before you commit.
Grip for wet feet
Every outdoor coating we install is textured. Options range from a knockdown spray texture to aggregate broadcast into the topcoat. More texture means more grip but more effort to clean; we help you pick the balance for a pool deck versus a covered patio.
Rain, drainage and the slab
Fort Lauderdale averages about 61 inches of rain a year, most of it from May through October. Before coating, we check that the deck drains away from the pool and the house and that deck drains are clear. Low spots that hold water are addressed first. Groundwater sits close to the surface here, so outdoor slabs are also checked for moisture, and we pick a system that can breathe or tolerate it.
Hurricane season and timing
Outdoor coatings need dry days. The dry season, roughly November to April, is the easier window. During the June 1 to November 30 hurricane season, we schedule around forecasts and will not start an outdoor coat with a storm days away. Patio furniture, planters and grills have to be moved before work starts.
HOA approval
A pool deck or front patio is often visible from neighbors or common areas. Florida Statute 720.3035 limits association review to what the governing documents allow, but if your declaration covers exterior colors or surfaces, you may need approval. We provide a written scope and color sample for your application.
Cracks and old coatings
Pool decks crack and settle. Cracks are opened and filled, and failing paint or acrylic is removed; Angi lists heavy prep such as stripping acrylic at about $2 to $4 per square foot extra. A coating over a moving crack will crack again, so we tell you which cracks are likely to come back.

Patio & Pool Deck Coatings Questions
Can you put epoxy on a pool deck?
Plain epoxy is a poor fit: it yellows in UV and can be slick. Outdoors we use UV-stable systems such as polyaspartic or polyurea topcoats or acrylic textures.
Will a coating make my pool deck cooler?
Color has the biggest effect. Light colors reflect more sun than dark ones, and some finishes are made to stay cooler. No coating stays cold in July.
How long before we can use the pool?
It depends on the system. Fast-curing polyurea and polyaspartic systems return to use far sooner than epoxy, which Angi says can take up to a week. We give you the time in writing.
Can you coat over pavers?
Pavers are usually sealed, not coated, because they move. Coatings are for poured concrete.
Do I need HOA approval?
If your declaration covers exterior surfaces or colors and the deck is visible, possibly. Check your documents first.
