Texture, Color and Hidden Imperfections
Epoxy flake floors are the most common finish we see asked for in garages. Vinyl chips are thrown by hand onto a wet base coat until it is covered, then the loose chips are scraped and vacuumed off and the floor is sealed with one or two clear coats. The result has a speckled, granite-like look, a light texture underfoot and enough visual noise to hide dust, small stains and minor slab flaws.
Full broadcast or partial
In a full broadcast, flakes cover the base coat completely, so you see only chips. In a partial broadcast, flakes are scattered more lightly and the base color shows through. Full broadcast gives more texture and hides more; partial broadcast costs less in material and reads as a solid color with specks. Most garage owners pick full broadcast.
Picking a blend
Flake blends mix two to five colors in a set chip size. Grays, tans and blacks hide tire marks and dirt best. Lighter blends brighten a garage that gets little natural light. Hold the sample chips against your own concrete under your own lights before choosing; a blend that looks warm in daylight can turn flat under LED shop lights. If your community has an HOA and the area shows from the street, such as a carport or an open-air entry, ask whether it needs approval.
Grip on wet floors
Summer storms in Davie mean cars come in dripping. The texture of a flake floor is grippier than a smooth gloss coat, and the topcoat can be adjusted: a thinner clear coat leaves more texture, a thicker one feels smoother and is easier to mop. For barn aisles, wash bays and other wet areas, we add an anti-slip aggregate to the topcoat.
Sealing it for sun
The clear coat over the flakes is what takes wear and sunlight. Epoxy is rated poor to fair for UV resistance and can yellow, which shows clearly on a light flake blend. A polyaspartic topcoat is rated excellent for UV and resists yellowing, so it is our usual choice where daylight reaches the floor, such as a garage with the door open or a screened lanai.
What is under the flakes still matters
Flakes do not fix a bad bond. The floor still gets ground, repaired and checked for moisture first, and the base coat still has to suit the slab. With groundwater close to the surface in Broward County, a flake floor over a damp slab needs a primer rated for moisture.
Living with it
A flake floor is cleaned with a dust mop and a damp mop with a mild cleaner. Hot tires, fuel drips and dropped tools are what it is designed for. If the topcoat dulls in high-traffic lanes after years of use, it can be scuffed and recoated without redoing the flakes.

How It Works
1. Choose a blend
Chip samples come with us to the visit, and the slab gets checked at the same time.
2. Prepare
Grinding, crack repair and a moisture-appropriate primer.
3. Broadcast
Chips go into the tacky base coat by hand until it disappears, then the excess is knocked down and swept up.
4. Seal
One or two clear coats, with texture adjusted for grip.

Epoxy Flake Floors Questions
Are flake floors slippery when wet?
Less than a smooth gloss coat, because the chips leave texture. For very wet areas we add an anti-slip aggregate to the topcoat.
Will a flake floor hide cracks?
It hides small flaws, stains and color variation. Cracks are still filled and ground flush first; a moving crack can reappear through any coating.
Do the flakes fade in the sun?
The topcoat is usually the weak point, not the flakes. Plain epoxy can yellow in UV; a polyaspartic topcoat resists yellowing.
How do I clean a flake floor?
Sweep or dust mop, then damp mop with a mild cleaner. Avoid harsh acids. Wipe fuel and oil spills when you see them.
