Old Concrete Needs a Different Approach
Epoxy flooring in Hollywood often means working with concrete that has been around a long time. The city was founded in 1921 and incorporated on November 28, 1925, as one of the planned communities of Florida's 1920s land boom, and by 1960 it already had more than 12,000 single-family homes. A slab from that era may have been painted three times, patched twice and never sealed. It can still take a beautiful floor; it just needs more preparation than a new build.
What we find on older Hollywood slabs
- Layers of old porch or garage paint that must be ground off, not covered
- Hairline and settlement cracks that need filling before any coating
- Oil stains soaked deep into bare concrete from decades of parking
- Uneven surfaces where additions were poured next to the original slab
- No vapor barrier under the slab, which was common in older construction
Each of these changes the scope and the price, which is why we look at the floor in person before quoting.
Grinding, not acid etching
For older concrete we use diamond grinding to open the surface. Grinding removes old coatings and contaminants and leaves a profile that epoxy can grip. Acid etching alone does not remove paint or oil and can leave residue behind. On slabs that may have been laid long before modern vapor barriers, we also check moisture, because Hollywood's tropical climate brings about 65 inches of rain a year, with June and September the wettest months.
Inside the house, too
Plenty of mid-century Florida homes were built on concrete slabs under carpet, tile or terrazzo. When owners pull up old flooring, metallic epoxy is one way to turn that slab into the finished floor. It gives a deep, glossy look with movement in the color and needs no grout lines. We assess the slab for old adhesive, patches and level first; some floors are ready with light grinding, while others need a skim coat.
Businesses on and near the boulevard
The Hollywood Boulevard Historic Business District, listed on the National Register on February 18, 1999, runs between 21st Avenue and Young Circle and includes 34 historic buildings. Shops, restaurants and offices in and around older commercial buildings often have tired concrete in back rooms, kitchens and storage. We install commercial epoxy and flake systems suited to foot traffic and cleaning, and we can schedule work after hours. If your building is in a historic district, check with the city on any rules that apply to your project before we start; interior floor coatings generally differ from exterior changes, but the city has the final word.
Outdoor spaces near the beach
Hollywood has 5 to 6 miles of Atlantic beachfront, and plenty of homes have a screened patio, carport or pool deck that sees sun and sand every day. For those surfaces we use UV-stable coatings rather than standard epoxy, with a texture that adds grip when wet feet come in from the pool.
Hurricane season planning
The 1926 Miami hurricane did serious damage in Hollywood, and Hurricane Irma caused damage and outages in the city in 2017. Storm season runs into fall, and coatings need dry conditions to cure. We try to schedule outdoor work in stretches of dry weather and will reschedule rather than coat ahead of a storm. Garage floors can usually be done any month because the work is under a roof.

Hollywood Questions
My 1950s garage floor has old paint on it. Do you have to remove it all?
Yes. Epoxy has to bond to bare concrete. Old paint can let go underneath a new coating and take the new floor with it. We grind the paint off as part of prep and list that step in your quote.
Can you coat the slab inside my house after I pull up the carpet?
Often, yes. Metallic and solid-color epoxy work well as finished interior floors. We first check for leftover tack strip holes, adhesive, cracks and level, and quote any patching or skim coating the slab needs.
My shop is on Hollywood Boulevard. Do I need city approval for a new floor?
Interior floor coatings are usually different from changes to a building's exterior, but rules for historic districts and permits are set by the city. Check with Hollywood's building and planning staff for your address. We can give you a written scope to share with them.
Will epoxy hide the cracks in my old slab?
Not by itself. We fill cracks before coating, and a flake floor does a good job of disguising the repair. Cracks that move with the seasons can show again over time, and we will tell you which ones are likely to.
