A Garage Floor That Stays Bonded

Garage floor epoxy is a two-part resin coating that bonds to the concrete and seals it. Done well, it stops dusting, keeps oil and fuel from soaking in, and makes the floor easy to sweep and mop. Done badly, it peels under tires within months. In a South Florida garage, the difference usually comes down to two things: how the slab was prepared and how much moisture is coming up through it.

Why garage coatings fail

The most common failure is hot tire pickup. A car driven on hot asphalt brings heat into the garage in its tires; the tires soften the coating, and when the car backs out, a patch lifts with them. A thin or poorly bonded coating is most at risk. The second failure is moisture: vapor rising through the slab pushes on the coating from beneath and causes bubbles, blisters and peeling. With groundwater close to the surface across Broward County, we check for both.

Prep is most of the job

We diamond-grind the floor to remove the weak top layer, old sealers and stains and to give the coating a profile to grip. Oil spots are degreased and ground out. Cracks and pits are filled with a repair material and ground flush. Control joints are either honored or filled, depending on the slab and your preference. Then the floor is vacuumed clean before the primer goes down.

Moisture checks on Davie slabs

Before choosing a system, we look for damp spots, white efflorescence and old coatings that have bubbled. Where the slab looks suspect, we test it. HomeGuide notes that solid epoxy should not be used on floors with moisture problems, and Bob Vila reports a moisture barrier can add about $1 per square foot. On a wet slab, that extra coat is cheap insurance against a peeling floor.

Choosing the system

A typical garage system is a primer or base coat, an optional broadcast of decorative flakes, and a clear topcoat. Epoxy base coats bond well and build thickness. For the topcoat, a garage with the door open in afternoon sun benefits from polyaspartic, which resists UV yellowing. If your garage doors face west, mention it at the estimate.

Cure times

Bob Vila reports that epoxy needs at least 12 hours before foot traffic and about three days before vehicles, while polyaspartic allows walking after 3 to 4 hours and parking after 24 hours. HomeGuide puts the full cure of solid epoxy at about 7 days. We give you the times for your system in writing, and plan the job so your car has somewhere else to sit until then.

Getting the garage ready

The floor has to be empty. Plan to move vehicles, shelving, tools, the freezer and anything stored on the floor. Wall cabinets can stay. If you are adding storage, slatwall or a lift, tell us; it is easier to coat first and install after. In storm season, the generator and fuel cans should be stored elsewhere until the floor is cured.

What This Covers

A garage floor job covers the slab and the details around it.

Diamond grinding

Removes the weak surface layer, sealers and stains, and opens the concrete for the primer.

Crack and pit repair

Cracks, spalls and pitting filled and ground flush with the floor.

Moisture-tolerant primer

Used where the slab shows moisture, so the coating can bond.

Stem walls and steps

The short concrete curb along the walls and the step into the house can be coated to match.

We check moisture, cracks, old coatings and oil, and measure the floor.

2. Grind and repair

The floor is diamond-ground, degreased, patched and vacuumed.

Garage Floor Epoxy Questions

How long does garage floor epoxy last?

HomeGuide puts water-based epoxy at about 3 to 5 years and solid epoxy at about 10 to 20 years, depending on traffic and moisture. Prep and the topcoat matter as much as the product.

Why did my old garage coating peel?

Usually poor prep, a thin coating, hot tire pickup or moisture coming up through the slab. If an old coating is bubbling or lifting in patches, we remove it and check the slab before recoating.

Is garage floor epoxy slippery?

A smooth, glossy coat can be slick when wet, which matters in a garage where rain drips off cars. Flakes add texture, and an anti-slip additive can go in the topcoat.

Can you coat over an old coating or paint?

Not reliably. Paint and failing coatings are ground off so the new system bonds to the concrete, not to whatever is on it.

How long before I can park in the garage?

Bob Vila reports about three days for epoxy and about 24 hours for polyaspartic. We give the time for your system in writing.
