How Davie Epoxy Flooring Works
Davie Epoxy Flooring installs resin floor coatings on concrete in Davie and across Broward County: garage floors, flake and metallic floors, polyaspartic systems, patios and pool decks, and floors in warehouses, shops, barns and other working buildings.
South Florida concrete has two problems most coating guides ignore. The first is water underneath. The region sits on porous limestone, and groundwater can be only a few feet below the slab, rising fast after heavy rain. Moisture moving up through a slab is one of the most common reasons a coating lets go. The second is sun. Standard epoxy has poor resistance to ultraviolet light and can yellow, so anything that sees daylight, such as a pool deck, a patio or a garage left open all afternoon, needs a UV-stable topcoat.
So every job starts with the slab, not a color chart. We look at its age and condition, check for moisture, note cracks, old sealers, paint and oil, and measure the area. Then we recommend a system for that floor and explain why: which primer, which base coat, whether flakes or metallic pigment go in, and what topcoat goes on top.
The quote we leave with you is in writing and itemized: area in square feet, how the concrete will be prepared, every coat in the system, and the total. Work starts only after you approve it, and any change to the scope is agreed in writing first.
How we work
- Concrete is mechanically ground, not just acid-washed, so the coating has a profile to grip.
- Moisture is checked before a system is chosen, and a moisture-tolerant primer is used where the slab calls for it.
- Cracks, spalls and pitting are filled and ground flush before any coating goes down.
- Outdoor and sun-exposed floors get a UV-stable topcoat instead of plain epoxy.
- Coatings are applied inside the manufacturer's temperature and humidity window, and we reschedule when the weather is wrong.
- Cure times are written down for you: first foot traffic, furniture, and the first day a car can come back in.
